Welcome to our comfortable, refreshed, beach condo! It is the ideal space for you to spend your days and nights with family and friends. It is a bright and clean condo that you can feel right at home in whether you decide to stay for days, weeks, or months. The Beach Nest is ideally located super close to the pool (1 min. walk) and a very short (less than 5 min.), impressive walk to the natural beach.
Make yourself at home while you watch the fireplace and appreciate coffee from the coffee bar. The kitchen is ideal for cooking your own meals or ordering in for the evening! The bathrooms are clean and fresh so you can feel great while taking a shower or a bath.
The best thing is that we are located on the 1st floor, so you won't have to walk very far with your suitcases and beach bags! A few stairs are all you have to climb.
Our condo has 2 bedrooms and sleeps 6 comfortably in those rooms. We do have a full size couch bed in the living room, if you choose to use that. Please keep in mind that this is an additional option as the 2 bedrooms listed fits the 6 guests. We currently have a foam topper on it in case someone decides to use it, but don't say we didn't warn ya :)

Strategies to get the perfect Hilton Head vacation property experience:
Sticking to your spending budget:
- The sooner you can reserve a home, the better your selection will be. The most desirable vacation rentals are reserved very early. Booking your rental home up to 12 months before your travel dates is recommended. Holiday gatherings are excellent times to plan and reserve your rental property.
- Booking your vacation rental in Fall or Spring is a good way to save on your vacation rental. Rates are lower, and you'll find a larger selection of desirable homes. Many vacationers use this method to find larger homes within budget, or to book a beach front rental that would otherwise be unavailable during the high season. Speaking of the off-season, don't overlook Winter holidays for a Hilton Head vacation! Who wouldn't love a holiday vacation on the coast? Thanksgiving, Christmas, and New Years are great times to gather with friends and family at the beach.
- Some property management companies offer discounts for veterans. Make sure to check with your property manager to see if rate reductions are available for your family before you book.
- Property management companies typically offer guests an option to obtain vacation insurance protection. Trip insurance, which will generally cost 1% - 5% of the base reservation price, offers visitors reimbursement of costs for any missed vacation time as a result of personal medical-related issues or weather disasters, as well as hurricane evacuation costs or charges, such as an unanticipated hotel overnight or additional gasoline expenses. Trip insurance can be a a bank account-saver if the unforeseen occurs. Ask your property manager for specifics.
- Find a copy of your local Hilton Head area magazine upon arrival. If your rental doesn't have one, you can find them at local grocery stores and visitor centers. In addition to great articles, visitors guide magazines have money saving offers on local tours and attractions.
How to select the best vacation rental in Hilton Head:
- Choose a group leader, select your trip dates, and choose a spending budget.
- Decide how many beds and the configuration your group requires. 1st Floor Farmhouse Beach Nest has 2 bedrooms and 2 bathrooms. If you need a larger or smaller rental, use our rental home search.
- Specific descriptions of bedrooms and bed counts is commonly accessible on booking websites. If not, reach out to the property management company before booking the property. Note that most properties list maximum guest capacity, which oftentimes includes sofa beds in living rooms. You will need to establish which bed configuration is suitable for your family.
- Remember to include your furry companions! Many vacation homes allow animals, but guidelines and restrictions apply. Type of pet, size and breeds may be limited. Ask your property manager before booking, and study your agreement thoroughly! Additional fees or costs could be applied to your invoice.
- If there's a certain Hilton Head beach you crave, browse properties that are either near by, or those that cater especially to your needs.
- Proper accessibility can make or break a vacation for persons with disabilities. Make certain to inquire about specialized equipment and wheel chair accessibility.
More tips for your stay:
- Take a copy of the host's contact number and check in/check out procedures for your rental. Store the host's information in your smartphone.
- Hosts are great sources of help! Don't be shy to ask any questions during your stay.
- Protect the rental owner (and your stuff!) by locking and securing the home when you are out, just like you would back home.
- Note any damages to the rental at check in, and immediately e-mail them to the owner. We specifically recommend texts and e-mails, as they usually contain time stamps that are useful if a dispute is filed.
- Be respectful of your neighbors. Often, adjacent homes are filled by permanent residents. Respecting late-night noise limits and parking rules can make a stay significantly more pleasurable.
- Speaking of neighbors... Ask a local! Locals can often help you find exactly what you're looking for. Who better to ask where to order delicious takeout, have a great night on the town, or the best spots for shopping?
- Double-check the vacation property to make sure that you've packed all of your belongings at check-out. Make sure to check closets, dressers, garages, and bathrooms for hidden belongings. Remove everything from the refrigerator and take any leftovers home.
- Inspect the rental one final time and scan for any damage. We suggest walking through with the host whenever possible. If the property manager isn't available, ensure that you take video of the rental to record its condition.
- Did your family have a fantastic stay? Most vacation rental websites make it easy for vacationers to provide reviews. If your property and/or property manager was wonderful, they would love to hear it. If anything was defective and they failed to fix it reasonably, or if the vacation rental wasn't described correctly, you'll want to make a note as part of your comments.
