By accepting this rental agreement and providing payment information, the guest acknowledges and accepts the risk that the pandemic may prevent travel or occupancy of the rental unit and that this will not serve as a basis for requesting a refund. Unavailable conveniences, pool, beach, theme park, etc. does not merit a refund. This clause specifically removes the obligation of the owner to provide a habitable unit, if the cause is due to the Coronavirus pandemic.

Any issues with resort service, accommodations, physical plant, amenities, etc. are the direct responsibility of the developer and must be handled through the resort, not Concierge Realty. Any variance or disruption including but not limited to remodel, unavailable luxury, change in decor, etc. during the stay, whether announced prior to reservation, occurring during the stay or announced after confirmation, is a matter stringently between the guest and resort, are not deceptive advertising, breach of contract or the responsibility of Concierge Realty.

The resort confirmation will show the view designation and the villa will be placed within that view category unless, in a rare instance the view will be noted as "not guaranteed" in which case the resort reserves the right to place the guest anywhere within the property. Issues regarding view within the guaranteed view category are to be addressed with the resort management as Concierge Realty is not responsible for villa placement.

Getting the most from your rental home budget:

  • Reserve your vacation home as early as possible. Rental schedules generally open a year in advance (or in September just after the Summer season ends). Many groups book their Summer vacation rentals during Thanksgiving and Christmas get-togethers. Reserve before these holidays for best selection.
  • Reserving a rental home in the Fall or Spring shoulder seasons is a great way to save on your vacation rental. Rental rates are lower, and you'll find a larger selection of acceptable homes. Many vacationers use this strategy to reserve larger homes, or to reserve an oceanfront vacation rental that would otherwise be unaffordable during the Summer.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property manager whether your family qualifies for a discount.
  • Booking websites typically offer their guests an option to add trip insurance protection. Trip insurance, which usually will cost 1% - 5% of the base reservation price, offers visitors reimbursement of costs for days missed as a result of medical-related emergencies or weather disasters, as well as hurricane evacuation charges, such as an unanticipated hotel stay or extra gas expenses. Trip insurance might be a a welcome relief if the unforeseen happens. Ask your host for program terms and fees.
